Why chimney caps fail here, and how we set the new one

Salt air off the harbor is the main killer. The marine layer wets metal every night and it stays wet until mid-morning. Galvanized caps and old spark arrestors rust at the welds and screw holes first. Rust streaks the brick below. Then the first wet-winter storm drives rain into an open flue.

Fit matters more than the cap itself. Open masonry fireplaces with clay-tile flues in pre-1950 bungalows and Spanish revival homes usually have tile standing proud of the crown. That lip takes a band-clamp cap. Cracked or shifted flue tiles from seismic movement won't hold a clamp; those get a crown-mounted cap anchored into sound masonry instead. We measure the tile, inside and out, before ordering anything.

Factory-built prefab metal fireboxes with double/triple-wall metal chimneys in 1970s-2000s tract homes, condos and townhomes are a different job. Those have a chase cover, not a crown. Flat covers pond water and rust through the middle. Replacements are fabricated off-site in stainless, sloped, with a drip edge past the chase siding.

Two honest limits. A cap will not fix a cracked crown or a rusted-out chase cover. Water keeps coming, and we'll tell you that on the roof. Spanish barrel tile breaks underfoot, so we stage ladders and walk boards rather than tread the field tile.
