My chimney sits on an ocean-facing slope and the cap looks rough — is that normal up here?

Yes, and it's the single most common thing we find on the ridgelines and ocean-facing lots. Salt air, near-constant wind and fog drip work on galvanized caps and untreated steel fast, so a cap that would last for years inland can rust through much sooner here. Crowns take the same beating from fog drip and winter rain: hairline cracks fill with water, then widen. During a sweep we check the cap screen and mesh, the crown surface, and the flashing where the chase meets the roof, since wind-driven rain on this side of the peninsula finds any gap in flashing before it finds anything else.

We have one of the older peninsula ranch homes with a big masonry fireplace and two flues. Does that change the sweep?

It does. A lot of the 1960s-80s custom and semi-custom houses here were built with generous masonry fireboxes, and it's common to find a second flue in the same stack serving another fireplace or an old furnace or water heater. Each flue has to be swept and inspected separately, and we check for cross-communication between them, which is a real safety issue when one flue is abandoned or capped off. Larger fireboxes also mean more smoke chamber surface to clean, so plan on more time than a small prefab unit takes.

Part of our neighborhood is in a landslide area. Can that damage a chimney?

Ground movement in the affected parts of the peninsula does show up in masonry. What we typically see is stair-step cracking in the exterior brick or block, a chimney leaning slightly away from the house, gaps opening at the flashing line, and separated or offset clay flue tiles inside. Separated tiles matter most, because they let heat and combustion gas reach framing. We use a camera to look at the full flue length rather than judging from the top and bottom. If we find movement-related damage, we'll tell you plainly what's a repair and what needs a structural opinion first — relining a chimney that's still moving doesn't help you.

What determines what a sweep and inspection costs on a home like ours?

Size and complexity of the system are what move the number here. A single-flue sealed gas insert or a direct-vent unit in one of the newer estate homes is straightforward. A large 1970s masonry fireplace with a tall stack, two flues, and a steep roof takes considerably longer, and multiple fireplaces in one house each add work. Roof access matters too — many peninsula homes have low-slope or tile roofs and awkward chimney placement, which affects how we set up safely. Anything we find in the cap, crown or flashing is priced separately and only after you've seen it and agreed.

Can you come out today, and how far ahead should I book?

Same-day is sometimes possible, mostly for a smoke or draft problem or after a storm when you're seeing water in the firebox. Routine sweeps are usually scheduled a few days out. The honest advice for this area: book in late summer or early fall. Because the peninsula gets the coolest, foggiest nights around, people here actually burn from roughly October through April, and once the first cold, damp evenings hit, everyone calls at once. Late spring and summer are the easiest times to get the appointment window you want.
