The glass doors on my fireplace are original and the frame is pitted — repair or replace?

On the 1940s–60s brick fireplaces around here, the doors are usually a simple bolted-in frame with tempered glass panels, and what fails first is the gasket rope, the latch, and the mesh screen behind it. Those are worth repairing; the parts are generic enough that we can usually match them. What isn't worth saving is a frame that's rusted through at the bottom rail or warped so the glass no longer seats — at that point the glass stops sealing anyway. Prefab metal units in the later infill and apartment conversions are different: those doors are model-specific, and if the manufacturer is long gone, replacement means a universal door sized to the opening rather than a factory part. I switched to gas logs because of the winter no-burn alerts. Do I still need the flue looked at?

Yes, and honestly that's one of the more common reasons we get called out here. A gas log set changes what's going up the flue — less soot, but a lot of moisture — and it does nothing to fix a chimney that was already unlined or barely lined, which describes a lot of the original masonry in this area. If the damper was clamped or the flue partially blocked before the conversion, combustion products can spill back into the room. A post-conversion inspection checks the damper stop, the flue path, and whether the liner situation is safe for the appliance you now have. It's a different check than a wood-burning sweep, and it's usually quicker.

Three things, over and over. First, long stretches of non-use — a fireplace that hasn't been lit in years isn't resting, it's sitting open to weather and wildlife.
