How often does my chimney need to be swept?

Once a year is the baseline, and in San Pedro that usually means before the November through March heating season. What actually happens during a sweep and inspection visit?

We set drop cloths from the door to the hearth, seal the fireplace opening, and run a vacuum the whole time we work. Then we brush the flue from the firebox up, clear the smoke chamber and shelf, and pull out the debris. After that we look at the damper, the firebox walls and joints, the liner or tile condition, and the cap and crown from the roof where access allows. Is a real estate inspection different from a yearly check?

Yes. The annual check confirms the system is clean and safe to use the way it has always been used. The fuller inspection is what we do when a home is changing hands, when a chimney has been through a hard rain or a shift, or when someone is putting in a new insert or appliance. That one goes further into the parts you cannot see, including camera work inside the flue, and it produces documentation you can hand to a buyer or an agent. How long does it take and will my living room be a mess?

A standard sweep and inspection runs about an hour to ninety minutes for most single fireplaces. Older or heavily used flues take longer, and a second fireplace adds time. The room stays clean because we seal the opening before any brush touches the flue and keep the vacuum running through the entire sweep. We move furniture back and pull the drop cloths ourselves before we leave.

What are the signs my chimney needs attention now?

Smoke rolling back into the room, a fire that will not draw, or a sour smoky smell on a warm humid morning when the marine layer is in. Also watch for dark staining above the opening, water marks on the ceiling or wall near the chase, a cap that is rusted through or missing entirely, and scratching or chirping sounds up the flue. Birds and raccoons nest in uncapped flues here regularly. Any of those means stop using it and get eyes on it.

What is creosote and why does it build up faster in some chimneys?

Creosote is the tarry residue that condenses on flue walls when wood smoke cools on its way up. It starts as a light dust and hardens into a glazed layer if it keeps accumulating. Frequent fires, wet or unseasoned wood, smoldering low fires, and a cold flue on a foggy San Pedro morning all speed it up. A flue that is used a few times a winter builds slowly; one used several nights a week builds fast enough to need a look every season without exception.

Is a gas insert serviced the same way as an open fireplace?

No, they are different jobs. An open masonry fireplace needs brushing, creosote removal, firebox and damper checks, and a sound cap on top. A sealed gas insert never makes creosote, but it does need the burner, glass, gaskets and vent path checked, and the venting on Heatilator, Heat & Glo, Majestic, Napoleon, Superior and Empire units still corrodes in salt air. Many 1970s-90s hillside condos and townhomes here have direct-vent gas units that have never been serviced since install.

What does a gas fireplace service include?

We check and clean the pilot assembly, test the thermocouple or thermopile, pull and clean the burner, and clear the ports so the flame pattern is even. The glass comes out for cleaning and the gasket gets inspected, then the logs go back in the correct factory positions, which matters more than people expect. We also check the vent run and termination, since onshore wind and salt off the harbor eat at outside vent components. If a part is failing we tell you which one and what it does.

What if the liner or a flue tile is cracked?

Stop burning until it is addressed. A cracked tile or a failed liner lets heat and combustion gases reach framing and wall cavities they were never meant to touch. We confirm it with a camera so you can see the crack yourself rather than take our word for it. The fix is usually a stainless liner sized to the appliance, which we install; we do not rebuild masonry or relay brick. If the damage is in the brickwork itself, we tell you that straight and you bring in a mason.

What drives the cost, and what do you not do?

A plain sweep on a clean, accessible single flue sits at the low end. The number moves with how much buildup is actually in there, whether the roof is reachable or the chimney sits on a steep port-adjacent hillside lot above the Main Channel, how many flues the house has, and whether salt corrosion has already taken out the cap, spark arrestor, chase cover or flashing. Rusted-through hardware and a liner replacement are the two things that change the picture most.
