My 1960s ranch fireplace still has its old bi-fold screen doors and the hinges are stiff and rusty. Is that something you can fix, or do I need new ones?

It depends on what's actually corroded. That light-use pattern is exactly why we find problems here. Short, cool ambiance fires in an older brick flue don't burn hot enough to carry smoke up cleanly, so residue condenses on the cool upper walls and hardens into a glazed layer. Because you're not burning much, you never see a big pile of soot in the firebox and it all feels fine. An inspection tells you whether you have a light dusting or something glazed that needs a different removal method.

What tends to actually fail on chimneys around here?

Two patterns, split by housing type. On the single-story ranch homes and bungalows, it's water: winter rain gets past worn flashing where the chimney meets the roof, or through cracks in the concrete crown at the top, and you see staining on the ceiling or a damp smell in the firebox weeks later. On the 1970s-90s condos and townhomes with metal chase chimneys, it's the chase cover and the cap. A rusted-through chase cover funnels rain straight down the chase into the framing, and that's the repair people find out about too late.
