My cap and spark arrestor are already rusting again — is that normal in San Pedro?

Yes, and it's the single most common thing we find on this side of the hill. Homes on the bluffs and hillsides above the port take direct onshore wind off the open Pacific and the Main Channel, and that salt-laden air eats galvanized caps, spark arrestors and chase covers far faster than it does inland. If your cap is shedding rust scale into the firebox or the arrestor mesh has thinned out, it's usually a replacement rather than a cleanup, and stainless holds up much better here than plain galvanized steel. We check the cap and chase cover on every sweep for that reason.

We only light a few fires between November and March. Do we still need a sweep?

Occasional-use fireplaces are actually where we find some of the worst surprises. Light annual burning still leaves a film, and on the older San Pedro chimneys — the early-1900s Craftsman bungalows and the 1920s-30s Spanish stucco homes with original brick and clay-tile flues — that film has been building for decades. A few fires a winter for forty years adds up to a hard, glazed layer that a homeowner never sees from the hearth. Low use changes how often you need us, not whether you need us.

What usually turns up on an inspection here?

Three things, in rough order. Corroded caps, arrestors and chase covers from the salt air. Cracked crowns and failed flashing on the older masonry, which winter storm rain drives straight into — that's where the stains on an upstairs ceiling usually come from. And on the clay-tile flues in the Spanish stucco and Craftsman houses, gaps or cracks in the tile liner where mortar joints have let go. The 1970s-90s hillside townhomes are a different story: those are prefab metal fireboxes, and there we're looking at rusted-through panels, deteriorated refractory and chase cover leaks.

How soon can you get out to us?

Outside the burn season we're usually booking within a few days. From November through March the calendar tightens quickly, especially the first cold snap and the week before any holiday, so give yourself lead time if you want the fireplace ready. After a winter storm we get a rush of water-intrusion calls from the hillside neighborhoods, and those we try to look at fast because active leaks make crown and flashing damage worse every rain.

What makes one San Pedro chimney cost more to service than another?

Mostly the age and the roof. A straightforward sweep on a 1950s bungalow with a simple flue is at the low end of our work. An original brick chimney on a Craftsman or Spanish stucco home takes longer, because the clay tile needs a careful look and the crown and flashing almost always need assessing too. Steep hillside roofs and tight bluff-lot access add time. And the salt-corrosion items — cap, arrestor, chase cover — are separate parts, so whether yours needs replacing this year moves the number more than the sweep itself does.
